Responsibilities
Leasing & Marketing
- Make cold calls and establish contacts with prospective tenants.
- Attend to all leasing enquiries, conduct viewings and follow up to bring these prospective tenants to secure new leases.
- Secure new tenancies, renew existing leases, identify market segments and prospects and liaise with property agents, where necessary.
- Negotiating leases for new leases and renewals favourably.
- Conduct due diligence on prospective tenants.
- Complete the leasing and marketing process up to signing of Tenancy Agreement.
Lease Administration and Management
- Putting up approval papers upon confirmation of offers and/or any variations to the lease.
- Preparation of letter offers, finalizing lease agreements and other lease documentations, including all variation letters.
- Liaise with internal and external legal counsel on amendments or variation of lease contract.
- Liaise and maintain good working relationship with tenants.
- Work with inter-departments to ensure that issues pertaining with leases are resolved.
- To liaise with Tenants on any matters relating to their lease in the property.
- Support in arrears management.
Strategy, Analysis and Reporting
- Assist in conducting study of competitors’ analysis.
- Participate in budget exercise, to assist the manager to complete the budget submission.
- Checking through reports to ensure they are capture correctly
- To work with Lease Administration team on all reports, including Tenancy Schedule, GTO report and all other monthly/quarterly management reports.
Others
- In addition to the above key responsibilities, as and where necessary, support the head of department/deputy head of department to undertake any special projects as and when directed.
Experience
Requirements:
- Possess a Degree/Diploma in Real Estate Management, Marketing, Business Administration (Marketing) or equivalent.
- At least 2 years of experience in retail management, retail operations and business development. Strong negotiation skills are essential.
- Able to be a team player yet work independently as required on ad-hoc assignments.
- Good presentation, interpersonal and communication skills.
- Fast learner, results oriented, market focus and possess positive attitude.
